How billing works depends on your tier. Basic owners collect rent directly — we invoice you for our services. Premium owners have us handle collection, deposits, and disbursement.

How It Works

Two tiers,
two billing structures.

Basic Tier

You collect. We invoice.

At the Basic tier, you collect rent directly from your tenants. Embar does not handle rent collection or hold tenant funds at this tier.

Each month, Embar sends you an invoice for our management fee. You pay it independently, separate from your rental income. Simple and clean.

Premium Tier

We collect. We disburse.

At the Premium tier, Embar collects rent on your behalf via the RentRedi resident portal. Our management fee is deducted from collected rent, and the net balance is disbursed to you monthly with an itemized report.

Security deposits are collected and held in a dedicated account, separate from operating funds.

Premium Tier — Collection Process

From tenant payment
to your account.

Tenant pays through the RentRedi portal

All rent is collected digitally via ACH or card through the RentRedi resident portal. No cash. Every payment is timestamped and logged automatically.

Management fee is deducted, repairs documented

Embar's fee is deducted from collected rent. Any pre-authorized repair expenses incurred that month are also deducted, each with an attached receipt. Nothing is deducted without documentation — and nothing over $200 is spent without your approval first.

Net balance disbursed with a full monthly report

The remaining balance goes out to you via ACH, typically within the first five business days of the following month. Your monthly report shows gross rent, every deduction, and the net amount — line by line.

Premium Tier — Fund Accounts

Where your money
is held.

Rent Trust Account

Collected rent, held until disbursement.

All rent collected on behalf of owners is held in a dedicated trust account — separate from Embar's operating funds. At month-end, the net balance is disbursed to you with a full itemized report.

Security Deposit Account

Deposits held entirely separate.

Security deposits are collected and held in their own dedicated account — completely separate from rent and operating funds. At move-out, we inspect the unit and give you a clear picture of any deductible damages before any decision is made.

Common Questions

Straight answers
on the money stuff.

Yes. If you start on Basic and want to move up to Premium, we can transition you at the next renewal or by mutual agreement before that. The change takes effect at the start of a billing cycle.

You're notified as soon as rent is past due. At the Premium tier, we contact the tenant, apply any applicable late fee per the lease, and escalate if needed. At the Basic tier, you collect directly — we keep you informed of any issues we're aware of and can support with formal notice coordination if a situation develops.

At the Basic tier, you receive a monthly maintenance report covering any work performed, upcoming items, and general property notes. At the Premium tier, the monthly report also includes gross rent collected, management fee, any repair deductions with receipts, and your net disbursement — every number on a named line.

No. At the Basic tier, the owner holds and manages their own security deposits. Embar does not take custody of tenant funds at this tier. Security deposit collection and management is a Premium tier service.
